Why use ground screws for modular buildings?

Modular, prefabricated and portable buildings are designed to be installed quickly — a ground screw foundation can support that programme better than a foundation that needs excavation and a concrete curing period.

  • No concrete curing period for the screw foundation itself
  • Immediate load capability once correctly installed and verified
  • Lower site disruption, useful on constrained or occupied sites

Fast foundation installation

Because there is no excavation to backfill and no concrete to cure, ground screw installation can significantly reduce the foundation stage of a modular building programme. This is particularly useful where a manufactured building is arriving to a fixed delivery date.

Exact timescales vary by project — footprint, screw quantity, ground conditions and access all affect the programme, so we do not promise a fixed installation time before reviewing the project.

Ground screw foundations for SIP buildings

SIP (structural insulated panel) buildings are a large part of our practical installation experience. A designed ground screw layout can support the perimeter and internal beam lines of a SIP or timber floor structure in the same way as a conventional garden room, scaled to the loads involved.

As with any subframe, the screw layout and spacing should follow the beam positions, spans and point loads in the SIP floor design rather than a generic grid.

Ground conditions

Feasibility always depends on the site. Ground screws can perform well across a range of conditions, but they do not work in every ground condition — and a modular building's higher loads make ground verification more important, not less.

  • Clay — can provide useful support when competent and consistent
  • Chalk — variable strength depending on weathering and banding
  • Sand — response depends heavily on density and disturbance
  • Made ground — may contain voids, debris or unknown fill depth
  • Rocky or refusal-prone ground — may prevent the required depth
  • Tree-root-sensitive areas — may need a coordinated layout and protection

Ground screw testing

Installation verification matters more as building loads increase. Depending on the project, that can mean reviewing installation torque and ground response, or arranging site-specific pull testing before the main installation proceeds.

Pull testing is available as a standalone service, priced at £1,650 plus VAT subject to project review, and can also be arranged alongside a modular building installation.

Ground screw layout and spacing
