Ground Screws for Extensions

When might ground screws suit an extension?

They can be attractive where reducing excavation, spoil, wet concrete or curing time would simplify the project, particularly for lightweight framed construction. They may also help on sites where bringing excavation equipment through the property or garden is difficult.

Suitability still depends on the proposed structure, ground and connection to the existing building. Masonry loads, party-wall conditions, drainage, services, trees and planning or building-control requirements can all change the foundation strategy.

STRUCTURAL COORDINATION

Loads, frame design and the existing house

The extension designer or structural engineer needs to establish how loads pass through the new floor and walls into the foundation. Screw positions then need to align with the bearing structure, openings and any concentrated loads.

Why extensions may require more verification

Loads and regulatory scrutiny are often greater than for a freestanding garden structure. Made ground beside an existing house, old drainage runs, previous foundations or variable soil can all affect installation.

Send architectural drawings, structural information if available, the project postcode and photographs showing the footprint, access route and relationship with the existing property. Mark known drains, services, trees, patios or previous construction where possible.

If the design is still early, dimensions and the proposed construction type are enough to start a conversation. The outcome may be a ground screw proposal, a request for more information or advice that a different foundation is more appropriate.
